Acquisition criteria

  • Properties that can be re-positioned to enhance value with a focus on properties that have expansion, redevelopment or re-leasing opportunities
  • Properties being divested by large corporations or owners/users
  • Properties that will benefit from changes in transportation infrastructure such as the creation of new roads, interchanges or light rail service which may enable creative new development or enhancement of value of existing properties
  • Undercapitalized properties which, with the investment of capital improvements and an aggressive marketing strategy, will be competitive in the for-lease market
  • Properties having near-term lease expirations or significant existing vacancy
  • Properties owned by funds that are nearing or past the end of their projected investment horizon
